Buyer Agency in Charlotte NC- Consumer Protection

Just a note about the good deal my ex-clients didn't get on their upcoming deal of deals...
Oh, to share my thoughts...
So going commando without me as your Buyer agent got you a better deal? Well Good for you.
My clients are very happy with their find-I am biting my lip. Too good to be true, usually is, in everything.)
I must ask... How do you know, and what did you know, that led to this revelation? That this was really, truly a good deal?
Did the seller promise not to take advantage of your good nature? Did he arm you with the latest "real, real estate values' from Zillow? (I cringe a little more.)
Oh, you already signed off on a contract? Wow. It seems obvious you believe you got the best deal for you. Glad to hear there were no emotions involved.
Time passes...
No, I can't be of much help here. I am sorry it didn't appraise to the contract price. Nice to know that the seller says that minor detail can be worked out. I'm sure your mortgage guy will fix this for you. It is a shame that you have to bunk somewhere for a few weeks while all the details get worked out. Sometimes, closings do get pushed back.
Ahh, the appraiser said it had to do with the location of the home and there were some structural problems.
That's an interesting point. The condition of the house was not as important because you heard the old saying about location, location, location. I don't blame you for not having an inspection done because it looked good to you. You tested the tank and it flushed fine. The floors didn't squeak and the place smelled great. The highway wasn't an issue as long as you had some music on...and you always leave the TV on anyway. Okay...really?
Yes, when a residential property backs up to a busy road it adds more visibility when you go to sell it. Great use for a flier box and open house exposure. People will find your home, just like you found this one:) Yes, yes of course you will also be able to put the home on the Internet.
I think 20% earnest money deposit does make you look like a strong buyer. I am sure the bank will do what it can to make this close on time. I would've gone with the normal NC 1%, but it is your money.
Although the new school assignments for your neighborhood have changed, I'm glad to hear you are good with it, as your kids won't be ready for school for 4 more years.(ouch)
Yes, the proposed zoning of the landfill nearby will make it convenient to dump your bulk items.
Well good luck, and yes, I'm sorry, too. It just didn't work out with us. Nothing personal. (smile, handshake, pat on the back) Good luck with your closing. I hope it all gets straightened out for you.
What's that you ask? When you get your Charlotte Real Estate license can you apply to our firm? You bet! We accept all applications. I'm sure with your new found knowledge of real estate you'll knock 'em dead.
All sarcasm aside, don't be a crash dummy. Make a smart call to a local real estate expert for all your real estate needs. Buyer Agency was brought about for consumer protection, use it.

Charlotte Real Estate- Make your Home and Wallet Go Green

Improve your yard, improve your home's value.

The hot days of summer are once again upon us. Humidity rises, swimming pool waters warm, and the air conditioners whirrr. Whether inside or poolside, start digging through some landscaping magazines.
If you have lived in Charlotte NC, you have witnessed the breathtaking displays of color brought about by Azaela's, Dogwoods, Crepe Myrtles, Tulips, Daffodils, Maples and Poplar Trees...from the ground to the sky, our area offers a burst of magnificent colors every season.
You can create this as well. It's not expensive, and it's not hard.
You may actually find it to be a good form of therapy! The peace from the yard, and a solid sense of achievement.
Landscaping and planting are great fall activities in Charlotte North Carolina. The reason for this is that if you plant in the Fall, the easy fall weather and light winter climate will actually have your plants growing fine with little or no babysitting. You can reap multiple rewards by mapping out your fall landscaping during the lazy days of summer. During the grey days of winter, put your plan together for your spring vegetable garden!
A word of caution: if you plant your grass, bulbs, shrubs or trees in the Spring (rather that the fall) you will be babysitting your yard all Spring. Summer will arrive before you know it and if your plants aren't rooted well, you may lose them to the heat.
Improving your homes curb appeal works for all market areas...not just our Charlotte real estate market. If you have bought a home with a dismal yard, or perhaps, new construction with nary a tree, creating a yard is a great way to help improve your homes future marketability-and hence-value. If your home is attractive on the outside (yard included) as well as the inside, it will not sit on the market as long as a home with a bad yard will.
Really.
Creating your yard is a three dimensional act.
Jot down a plan on some paper, and play with the plan as though you were arranging a room in your house. The plants being the furniture: the yard being the room.
Continue on paper, add some nice detailing in: stepping stones, a place for the grill, where furniture would go. Start a little notebook of plants that you like.
Check out some upscale neighborhood entry ways, and public gardens, local plant nurseries. There is nothing as strong as a visual confirmation on what you had in mind. Keep in mind the varying shades of green trees and shrubs come in and how many seasons a plant can perform for you. A lot of the plants in Charlotte can bring you three seasons of color!
Remember, once planted, these things grow up and out. Space them accordingly. Follow directions.
Curb appeal should not be relegated to just the front yard.
Take photos of your backyard in the morning and in the afternoon. That way, if you are not sure on how a plant will do in your yard, you can always discuss its location and adaptability with the local nursery. The clay soil in Charlotte is rich in minerals and once amended, the things that you can grow here are almost limitless. The time to plant and work on next year's yard improvements is in the Fall.
It takes a weekend to paint a room in your home. This is fine. But, paint for a new buyer is something they plan on doing anyway. It won't improve your home's future marketability like a good yard will.
It takes time to develop your yard. My suggestion...start educating yourself about landscaping this summer, and start your home's yard this Fall!

Real Estate Matthews and Homes for Sale – South Charlotte Schools

There is plenty of history around the town of Matthews North Carolina. Its location is Southeast of Charlotte; the two blending at their seams. SE Charlotte is the new comer in this party-Matthews has been around since 1872.
It's first name was Stumptown (the land was riddled with forest stumps); then the name changed to Fullwood (John M. Fullwood was the first postmaster in 1825 and owner of the Stagecoach Inn); and finally the name, Matthews.  Named after Dr. Walter Matthews, a director of the railroad (built in 1874) that connected the towns of Charlotte, Matthews and Monroe to each other.
Matthews' development was shaped by organization set forth by the Baptist, Methodist and Presbyterian churches back in 1877. The churches operated private schools until 1906.  It was at this time that Matthews became the first town in the county, to receive a public school. Interestingly enough, over a hundred years later, Matthews' schools have continued to be one of the main draws for the area.
Known for its many festivals throughout the year, Matthews brings in both the young and old, for music, food, and crafts.  These festivals include Matthews Alive, Golf Classic, ArtFest, and the newest festival, BeachFest 2009, which included carnival rides, live music and a sandy beach area for Carolina shagg dancing.
Another popular attraction is the Matthew's Community Farmers' Market open each Saturday morning year round. The market sells locally raised food on North Trade Street in Historic Downtown Matthews, and seasonally (on Wednesdays) at Matthews Presbyterian Hospital.  All food and market products sold here are produced within a 50 mile area.
Although, historically, Matthews was a farming community, it has spread its wings. It is large enough to have its own hospital-Presbyterian Hospital Matthews-which opened in 1995. The area has many medical specialists, entrepreneurs', new housing developments, and shopping centers that have been created over the years. Matthews close proximity to Charlotte, makes it within easy reach of every type of venue imaginable.
For local entertainment, check out Matthews Playhouse. It offers live theater with public performances all year long. These productions are geared to entertain children and adults. The playhouse also offers a host of acting, dance, voice, creative drama, and musical theatre classes.
If you are not a theater fan, there are plenty of sports related activities for you. Starting with the Siskey Y; this is one of the largest YMCA's you'll ever visit!  With indoor and outdoor water parks, running tracks, numerous athletic fields, and programs that are geared toward both youth and adult sports, including soccer, football, volleyball and flag football.  Another park (closer to the heart of Matthews) is the Arthur Goodman Park. Its athletic fields host baseball, football, soccer, basketball, cheerleading and lacrosse.
Families that have been shopping for SE Charlotte real estate, often travel a little further south into Matthews. The taxes are a tad lower, and the schools are very good. A few of the top ranking schools in Matthews include the following: Matthews, Elizabeth Lane, and Weddington Elementary schools; Crestdale, Mint Hill and Weddington Middle Schools; Butler, Providence, and Weddington High schools. The area is large enough (13 square miles) as it blends into SE Charlotte it crosses over into neighboring Union County. A fact to note: Matthews is in two counties-Union and Mecklenburg.
The gist of the story is this: Matthews NC real estate blends into several areas. A seasoned Realtor can guide you through these idiosyncrasies. These include two counties, a varied school set up, multiple tax locations, different city/water sewer services and trash pick up private or public. It can be all very confusing.  You may buy a home in a neighborhood like Sardis Forest and find out you are on the Charlotte side of the street (higher taxes) and your neighbor across the way is on the Matthews side of the street (lower taxes).
If you are purchasing a home in the Brookhaven neighborhood, your mailing address is Matthews;  your tax location is Indian Trail;  your schools are Antioch Elementary and Weddington Middle and High School-in Union County! Scoot over a bit and if you found a home in the Callonwood neighborhood, you will still have a Matthews' home address, but now, a Stallings tax location.  Say you buy your home in the community of Somersby, your children will go to Elizabeth Lane Elementary and Crestdale Middle school, both located in Matthews...but their high school is Providence High school, located in SE Charlotte. To those of you buying real estate in these parts-caveat emptor.

Charlotte Real Estate: 3721 Burnage Hall Road Harrisburg NC 28075

Homes for sale on South Charlotte Real estate

South Charlotte property has always been a safe bet, whether it was south Charlotte close to uptown, like Myers Park, or farther south in Charlotte, down near Ballantyne. It seems that the Ballantyne development had grown so fast that it has gushed over its original borders. This new hot spot is Blakeney, located in the vicinity of Ardrey Kell and Rea Road.

Ballantyne was so popular from the onset, it was a natural to re-create parts of it, just two miles down the road. The land was available, the infrastructure was in place, and voila!, we have a brand new pedestrian friendly shopping center. Complete with a Target store, Black and White, Victoria's Secret, Anne Taylor's Loft, it goes on... Boardwalk shoes, Marshalls, another Harris Teeter (our #1 grocery store) and some incredible restaurants... 131 Main,  Encore, Brixx pizza, of course the list goes on. This development is much more "kid friendly" with out door built in running space and fountains near some of the outdoor eateries.

Here, you will find another great selection of Charlotte homes and neighborhoods to choose from. Not quite as pricey as Ballantyne (close).  The real estate in this area includes it all!; patio homes, custom homes, single family residences, town homes, condos and apartment dwellings. From a community stand point, the Blakeney area tends to have more of a focus on swim neighborhoods and a little less focus on golf course neighborhoods.

Blakeney was created to blend itself in with the Ballantyne development.  This has been done beautifully. Boulevarded streets, with young trees and plantings (eventually, these will take our breath away-like Myers Park trees do!), neighborhoods with heavily landscaped berms backing up to the main roads, and lots of busy families scurrying about to the nearby soccer fields and such.

(AS  A SIDE NOTE:The area is also close to one of many Greenway Park system entries. If you like the great outdoors, seek the Greenway Park system out as a "must do". These are Mecklenburg Park trails with wooden bridges and small benches carved out along the way, all under a canopy of trees with batches of sunlight here and there. The trails are typically rambling along side creeks and streams, with an occasional pond or field popping up. Take your bike or take a hike. These are just great and can be found throughout the city of Charlotte! It's another place to scurry of to.)

Like the Ballantyne development, this area of Charlotte continues with the top notch schools of Ardrey High School;  J.M. Robinson and  Community House Middle School;  McKee Road, Hawk Ridge, and Polo Ridge Elementary Schools.  Home values continue to climb as the schools continue to be sought out. If you purchase your Charlotte real estate here, you won't end up disappointed with your decision. Again, it's a safe bet.

The home values for Blakeney may not be as pricey as Ballantyne, but they are not cheap. I suppose all is relative, so, here is a sampling of what you can expect in this area for getting a vague idea of pricing as if you are looking for South Charlotte homes for sale (as of July 2009): If you are trying to stay under the $250K mark, check out this group of Charlotte homes for sale.

Single family homes will range from about $200,000 to 1.2 million (Ballantyne tops off around 3 million). There you have it! The median range for the area is about the same as Ballantyne - $250,000 to $500,000. Here, you will have more homes in the price range to actually choose from.

Townhomes and condos run higher, most are newer than the Ballantyne's and quite upscale. Ranging anywhere from  $150,000 all the way up to $800,000, with the median being around $200,000.

Booming Real Estate in Charlotte

All you hear about these days is the real estate crisis which has hit the nation. So many areas are devastated because of the amount of foreclosures. Lenders are going out of business faster than you can blink. The average home values are falling. Sales prices are declining. It has become almost impossible to finance any type of real estate. This is not true in Charlotte, North Carolina.

Charlotte real estate is seeing almost a 6 ½ % increase in home values each year. This has been a slow and steady increase. It does not look like it is going to change any time soon. This steady increase, instead of a fast market growth has allowed the Charlotte real estate market to grow quietly and steadily for many years.

With over 1 million people living in this city now, and 80,000 new residents each year, the housing market is growing. The average age for the new comers is the 25 to 34 range. This is the perfect group of people for business. Charlotte has business. They are the second largest city, next to New York for banking.

While the average home cost in America has fallen to roughly $187,000, the average home in Charlotte is on the rise. It is now estimated at around $225,000. So what will a quarter of a million dollars buy you in Charlotte? room. Many of the homes available have over 5,000 square feet. Just to let you know, the homes are appreciating at almost twice the national average. This means Charlotte real estate is the perfect investment for anyone.

In January of 2008 homes in the Charlotte real estate market sold in an average of 78 days. This is a very short time frame. The time frame seems even shorter when you take a look at some of the national averages. The other great news is that 96.52% of these homes sold for the asking price. Ninety six out of every one hundred homes sold for the list price. In the wake of so much bad news about real estate markets around the country, these figures are fantastic.

More and more people are realizing their retirement dreams in Charlotte. Real estate is being bought by many seniors who changed their minds about Florida. It is reported that North Carolina is becoming the number one retirement state in the nation right now. The weather is perfect. The economy is booming. You have mountains on one side and the ocean on the other. There are so many things to do it is no wonder people are moving in and snatching up the Charlotte real estate so fast.

The economy is stable. The growth rate is steady but fast. There is no want for jobs in Charlotte. Real estate is being sold left and right to people who are advancing their careers when they move to Charlotte. Real estate agents have to move quickly in order to house the population influx. Things could not be better. It is a breath of fresh air to see how good the Charlotte real estate market is. It does not look like it is going to change any time soon.
